With a student rental property there tends to a very high turnover in tenancies and in most cases this is every year, especially with the larger houses with four or more bedrooms the general wear and tear is greater. When doing work to a property it is important to think about design and functionality for the intended occupiers, we would say from experience that going for laminate or hard wearing flooring is a great idea for communal areas and hallways as its easy to clean and the students love it. If you do decide to go for carpets it is worth embedding a fixed door mat in the carpet and any carpet needs to be hard wearing and able to withstand a professional carpet clean. We would recommend keeping decoration neutral throughout.


If your letting a property which you think may be classed as an HMO, we would always recommending speaking with the council. As of March 2017 Bristol Council have said that a HMO licence is needed if a property:

  • has three storeys or more (including cellars, attics, basements, mezzanine floors and loft conversions) and
  • is occupied by five or more people from two or more households and
  • has tenants who share some amenities like kitchen, bathroom or laundry
  • in some cases a maisonette in a house or above commercial premises may need a licence if similarly occupied.


There is a chance that the HMO legislation will be changing to include even more properties so we always recommend contacting the council before deciding to let a property that may be classed as one.
