With a student rental property there tends to a very high turnover in tenancies and in most cases this is every year, especially with the larger houses with four or more bedrooms the general wear and tear is greater. If you do decide to go for carpets it is worth embedding a fixed door mat in the carpet and any carpet needs to be hard wearing and able to withstand a professional carpet clean.
